Sree Nivas Gardens - Manapet
This project was built in a village called Manapet. It was planned for a township type arrangement, and a part of the project was completed with 44 villa in a row house pattern. Our future development will start with more houses and apartments in 2014, and the approval for expansion has already made. Wide roads of 40' and 30' with one arch gate at the entrance feeding the NH road is one of the highlight of the project. The villas are of two types 2BHK and 3BHK built in 1500 and 2000 sqft plots respectively. The staircase headroom was given with slopped roof with mangalore tiles.

Site Plan

The satellite township “Sree Nivas Gardens” abuts the E.C.R. with the entry flanked by an aesthetically imposing “ archway ” and further leading to a 40’ two way road which focus towards a hoist mounted 22', dia rountanna.


The commercial spaces were planned to the sides of the main axis road, and the two major access roads are 40’ wide followed by secondary roads of 30’ wide and neighbourhood road of 23’ wide.


The central module of the entire layout accommodates a pyramidal meditation hall (designed with scientific ideologies) with 70 people seating capacity surrounded with miniature pyramids for guesthouses and pranic healing. The entire environment is made solace from the surrounding with open spaces, water bodies and vegetation.


The other end of the main axis road leads to a school covering an extent of 4 acres, which can be accessed easily from any part of the layout.


The layout also accommodates market square, children’s play area, park with herbal gardens, community hall and overhead water tanks as centralized activities.


The peripherals of the layout were developed with forest like vegetations and jogging tracks and these plantations create a climatic buffer and a transition of biosphere from the surroundings.

 

Foundation

RCC Structure

Brick masonry walls for foundation and superstructure with RCC continuous lintel, sunshades, loft, flat or sloped roof slabs, columns and beams as per ISI standard using M 20 mix

 

Brick Work

  • Brick work in CM 1:6, using best available local bricks for 230mm thick external walls
  • Brick work in CM 1:4 using best available local bricks for 115mm width wall with reinforcement at every 4th layer for internal partition walls
  • Parapet will be 3’ ht. at first floor with 115mm wall without reinforcement

 

Plastering

  • All RCC surfaces are plastered with CM 1:4- 10 to 15mm Thick
  • All internal and external wall surfaces are plastered with CM 1:5 – 15,20mm Thick

 

Reinforcement

Tor-40 grade ISI steel will be used for all works except 6mm, which is mild steel.

 

Floor Finish

  • Ceramic tiles of size 16”x16” shall be provided for Living, Bed, Dining and Kitchen
  • Antiskid 12”x12” shall be provided for toilet & Utility floors
  • 4” high skirting with ceramic, same pattern as the floor
  • Staircase area is finished with brown cuddapah
  • Open terrace is finished with one layer of country tile over 3” thick brick jelly weathering course
  • CC 1:3:6 - 3” thick for Car parking area

 

Wall Tiles

  • Glazed tiles 12” x 8” of size provided up to 7’ from the floor level for the toilet and bathrooms
  • Wall dado for 2’ height with 12” x 8” glazed tiles above platform level in kitchen

 

Doors and Windows

  • The main door will be of Teak wood panelled double leaf shutter, both sides polished and fitted with Godrej lock
  • All other doors will have good quality country wood frames and flush doors of 32mm thick with waterproof grade, painted with enamel paint
  • All windows will have country wood frames and country wood shutters fitted with 4mm pinhead glass and steel safety grills, both painted with enamel paint
  • All joinery fitting are SS items (like aldrop, hinges, tower bolt)

 

Kitchen

  • Black/Green Granite counter top is provided for the platforms of 2’-0”wide
  • One SS sink with drain board is provided along the platform
  • Cuddapah shelf, RCC loft will be provided

 

Toilets

  • Common toilet has one IWC
  • Attached toilet have EWC & Wash basin
  • Taps and pillar cocks will be of CP fittings from standard make
  • Attached toilet will have a geyser connection provision

Wires and Switches

  • Multi strand copper wires of suitable diameter used for all points
  • Mini modular switches with Hylam sheet covers for all switches
  • Suitable MCB’S, Isolators will be provided within a metal DB box
  • Incomer cable and meters including power connection will be provided at buyer’s cost

Plumbing Works

  • All concealed pipes will be provided with CPVC for hot and cold water

  • All wastewater and rainwater, sewage lines will be provided in UV protected PVC pipes of suitable diameter and grade
  • Drainage will have masonry inspection with concrete manhole

Made in civil structure using RCC slab will be given in Bedrooms.

 

Painting

Ceiling – Three coats of Lime wash.
Internal – Putty, Primer and two coats of Distemper to the required colour
